Trivandrum city was a mix of rural and urban until recent times. However, that has changed and the real estate lobby is having its way in almost all the prominent areas of the city. When considering the demand for Real Estate Trivandrum city as a whole is witnessing increasing demand even when land values have started to appreciate in the suburbs as well.
However, this is just one side of the picture. Pressure on urban land in Trivandrum is rather tremendous. Population density is increasing due to constant influx of people from the rural areas. Vertical expansion is taking place throughout the city, as there is limited scope for horizontal expansion. Haphazard growth of the city, large number of shops and other commercial establishments, hawkers encroaching into the footpaths etc have led to phenomenal traffic congestion in the city roads.

Thus, the urban slum is increasing at a rapid pace in some of the prominent city areas. Most of the government housing projects have been designed to give ample living spaces to the urban poor. The Kerala State Housing Board (KSHB) has already constructed scores of small but spacious concrete structures for the homeless in the urban centers.

Even in the suburbs of the city, the leading builders have embarked on a building spree. A prominent builder has already announced plans to build the tallest apartment building in the state in Trivandrum, which has more than 34 floors. Perhaps this may be just a beginning of the major real estate developments likely in the future.
